If a landlord wants to deduct anything for damage, Massachusetts law requires them to send you an itemized list within 30 days of your move-out, signed under penalty of perjury, with receipts or repair estimates attached. A vague email saying "we're keeping $200 for cleaning" doesn't meet that bar.
What Landlords Can and Cannot Deduct

A landlord generally CAN deduct for:
